A Mortgage broker can turn out to be 'a man's best friend' when it comes to negotiating the best terms and rate on your purchased property. Not only can you rely on them to get you the best deal in town, you don't have to pay them a single cent because they get paid by the bank which will hold your mortgage. However, the bank might still charge you on the following items:
* Property Appraisal fee
* Property Survey (if buying a house)
* CMHC Application fee - if financing is over 75% of the purchase price
